19th Century Manor House, Barn and Pigeonnier - FOR SALE

Le Pérrinot is a delightful, tastefully restored 19th century farm with Manor House, barn and pigeonnier, offering superb views of the lush surrounding countryside. It is situated on a very quiet dead end road, in the beautiful countryside of Lot-et-Garonne, which is known for its charming bastide (fortified) villages and towns such as Monpazier, Villeréal, Monflanquin or Castillonnès. Le Perrinot has the additional benefit of being located at only 30 minutes drive from Bergerac International Airport, which has frequent connections to the U.K., Belgium and the Netherlands. It is also only 5 minutes away from local towns that offer all the necessary shops, supermarkets, banks, pharmacies, etc. In the 1990’s, the property was tastefully renovated: its original charm was maintained, and modern conveniences for comfortable year-round living were added. At that time, the residence was divided into four units: a Main House (240sqm) with three gîtes (independent apartments: 120sqm, 94sqm, 34sqm) under one roof. However, one could easily re-incorporate those gîtes once more into the Main House, thereby creating a thoroughly spacious and charming large-scale residence. The gîtes have been successfully rented as a turn key renting for the last years, with many return clients. The main house and the gîtes open onto a large covered terrace facing south – the perfect place to be on those long, sunny summer days. The terrace overlooks mature shrubbery and a pergola covered with wisteria. The pergola offers access to a large lawn, ideal for summer entertainment with plenty of shade from the old chestnut trees.

The Barn: 460 m² surface with 350 m² living space is partially restored as a large and spacious game room (190 m²) with bar corner, an open and fully equipped kitchen, bathroom with sink and 2 showers, 2 toilets, workshop, storage, laundry room, garage, remises. On the 1st floor: 3 mezzanine rooms, 1 mezzanine office. To the barn belongs a Swimming pool (12x6) with large terracement and jet stream; the machine room is located inside the barn

The Pigeonnier with 120 m² surface was partially restored in 2015, adding electricity, water and a completely new roof. Large workshop, 2 storage rooms, large room with double-glazed sliding windows and laminate flooring. One could easily transform the Pigeonnier into a romantic “Roseraie” with a lounge and dining room, 2 bedrooms and a bathroom.
