Lamounau gite is a fabulously presented property sleeping 6. It has real wow factor and is located in a quiet and pretty hamlet near to the town of Marmande in the Lot et Garonne. It's been sympathetically converted from an agricultural tobacco barn originally built nearly 200 years ago, with all renovation works being completed recently. There's also the option of sleeping accommodation on the ground floor for those with a wheelchair or reduced mobility as the ground floor has a comfortable double sofa bed, its own wet room and WC and is all on one level with no steps, even out to the decked terrace. It's also perfectly located for exploring the many tourist attractions.

From its elevated position, the views of surrounding farmland and woodlands from the fabulous decked pool terrace are breathtaking and it's a perfect place to watch the sun set whilst relaxing and sampling one of the regions finest wines.

There are plenty of shops, supermarkets, cafes and restaurants in nearby Marmande. There's a bakery in Escassefort only a few minutes away, and the vineyards and small town of Duras with its famous château steeped in history are also nearby.

The property is built over two floors with wheelchair/reduced mobility access and sleeping accommodation on the ground floor

Ground floor:

  • Sitting room with sofas and a comfortable double sofa bed, as well as a wet room shower and WC which would suit those with wheelchairs/reduced mobility

  • Free WiFi, large TV with UK freeview and Bose soundbar, DVD player, PS3 and Wii

  • Well equipped kitchen fitted with a gas hob, electric oven, microwave, dishwasher and large American fridge/freezer

  • Small laundry room with washing machine, ironing board and iron

  • Dining area with table seating up to 8

  • Double doors lead out to a decking area and lawn, backing directly onto farmland

  • Fly/mosquito screens for all opening ground floor windows

First floor:

  • Master bedroom with king-size bed and air con unit approached by its own staircase with an en suite bath, separate shower and WC

  • Double bedroom with shared shower room and WC

  • Twin bedroom with shared shower room and WC

  • USB points in all bedrooms

  • Hairdryers in all bedrooms

  • Bathrobes provided
  • Fly/mosquito screens for all opening bedroom windows

Outside:

  • Fabulous decked area with steps leading into the private swimming pool (6.0m x 3.75m x 1.2m), interior pool lights for evening swims, solar shower

  • Separate terrace to the front of the barn which is accessed directly from the sitting room

Changeover is Saturday unless stated otherwise - although this may be flexible subject to availability.
